We had severe flooding issues in our home and someone I deeply trust told me to give Paul Silva a call from AmericanDry and that he was the best waterproofer in the northeast. When Paul came to give the estimate, he spent 5 hours with me and went over everything in extreme detail. I’ve never once in my life had an inspection be this thorough. Paul takes extreme pride in his work and it really shows. Our basement was actually flooding when he was over and he even helped me clean up. When the crew arrived to do the work, they were all extremely professional, clean, and answered all my questions as they arose. When the job was done, they did an excellent job cleaning up and left our basement spotless. Since our system was installed, we haven’t had any issues and I wanted to wait to write this review until after a mega storm to see what the result was. There was one day last month where we got almost 4 inches of rain (which is a LOT), and we didn’t get one drop of water in our basement. Paul has seriously been a lifesaver and I can’t thank him and his team enough. If you have flooding issues I wouldn’t hesitate to call him, it was worth every penny.

Slow to get out to address something under warranty, then due to the pump they installed failing they charged a $250 service call fee. Check the terms before you do any business with them as this was not stated when I called in the issue
Reply from American Dry Basement Systems 2024.04.30
We understand your frustration regarding the timing and the service fee. Our goal is to ensure that all our installations, including sump pumps, function efficiently and effectively. The initial one-year period with no service fees is intended to resolve any immediate issues post-installation. Beyond this period, while we do charge a service fee, it includes the cost of a replacement pump if needed within the five-year warranty, which covers parts and labor. This policy helps us manage the rising costs of fuel, maintenance, and operations, ensuring that we can continue to offer timely and effective service solutions. Please feel free to reach out to us directly at [contact information] if you would like to discuss this matter further or if there is anything else we can assist you with.

I am compelled to share my experience with American Dry, which has been deeply disappointing. The pumps installed by American Dry are incessantly active, turning on and off every 15 to 60 seconds, depending on the season. This not only creates a constant and annoying noise but also raises significant concerns about the system's long-term functionality and durability. Adding to our dismay, we've noticed an increasing number of cracks in our foundation. This worrying trend suggests that the system is not solving our problems but may actually be exacerbating them. Furthermore, the support provided by American Dry has been underwhelming. Their response and assistance stand in stark contrast to the assurances and promises made during the sales process. I would strongly advise potential customers to engage with civil engineers before making any decisions. In our case, consulting with civil engineers revealed that such a system was inherently unsuitable for the specific conditions of our property.

We were deeply concerned to read your review regarding the sump pump system we installed at your property. At American Dry Basement Systems, we are committed to ensuring the satisfaction and safety of our customers, and it’s clear that your experience requires our immediate attention. We appreciate your patience in the past with the adjustments made to the sump pump and the dry well discharge pipes. We understand your concern about the frequent activation of the pumps. Given the unique groundwater conditions of your property, which necessitated a third sump pump station, this frequent activation is a crucial function in effectively managing the higher-than-average volume of water your property experiences. It’s worth noting that situations like yours, requiring additional tweaks to handle unpredictable swelling groundwater, are rare, occurring in about 1 in 500 of our installations. Regarding the cracks in your foundation, we take this issue very seriously. Our systems are designed not just for efficient water management but also to protect the structural integrity of your foundation. We have not been notified of any civil engineer reports concerning these cracks, nor have we been approached about this since our last communication in March 2023. We have extensive experience working on properties owned by civil engineers who have attested to the effectiveness of our systems in maintaining foundation integrity. We would like to inspect these foundation cracks and examine any reports or assessments you have regarding them. Understanding the full scope of the issue is vital for us to provide an effective solution. Please get in touch with us directly at our office so we can discuss these matters further and arrange a time for an inspection. We are committed to resolving any issues and ensuring your complete satisfaction with our service.

We just had American Dry Basement install a waterproofing system in our basement. We've had issues with water in our basement and needed a total solution so we can sleep at night and go away without worrying about flooding. Steve T from American Dry came to our house and presented us with what the solution will look like and thoroughly explained the entire process. He also answered all our questions and was always available to talk to. He is extremely knowledgeable and an excellent professional to work with. Then Wilson and his two-man crew came to do the work and they were all professional, extremely hard working and respectful of our home. They always started early and worked all day long to get the job completed. They wrapped up all items that were still exposed after we cleaned out most of our basement, used vacuums and filters to minimize all the dust and left our basement cleaner than it was before. We highly recommend American Dry Basement Systems and we're so happy we chose them over the others we received estimates from. And their price was more than competitive for what we believe is a much better solution. Thank You, Kurt and Beth.

Scheduled appointment a month ago, received a call to confirm an appointment for Saturday (4 days out) during work hours, tried calling back after and then called again on Wednesday afternoon less than 24 hrs later to find out they cancelled my appointment when it was booked for a specific day a month ago. Awful processes, and awful scheduling customer service that after a month of waiting still have no appointment
Reply from American Dry Basement Systems 2024.04.11
Our policy requires appointment confirmation to ensure we can help as many homeowners as possible, especially during this busy season. We made two attempts over two days (both before the day of the appointment) and never received a confirmation. We have phone records. Unfortunately, without confirmation, we must assume that the appointment time may no longer be suitable and, therefore, prioritize other customers who have confirmed their availability. This policy is in place to ensure that we can provide timely service to all our customers, especially when demand is high.

3 months ago my basement flooded 3 times in one month. Looking for solutions I found a video of you on YouTube, I called, made an appointment and Paul came to my house, he explained the entire process to me, I kept watching videos of how they do their work and after a few days I called them and signed the contract, Then his group led by Jaime did a phenomenal job, from the first day the system started working and my basement remained dry, thanks to the entire American Dry Basement team for everything.

ADBS created water fountains at the 3 corners of my home’s foundation that run continuously for many days after the rain is done. This creates pools of water around the house, eroding our foundation from the surface. Not to mention its effect on our electric bill, 3 to 4 times higher due to months of this water fountain operation. All because ADBS did not deliver as promised a system that would direct water away from the house, instead it pushes water into the gutter system that runs alongside the foundation. The flow from the sump pump is too heavy for the gutter system so it spews gallons of water onto the foundation along the sides of the house and thus the cycle (fountain) begins. A pool of water collects in no time, which continually supplies the sump pump -the fountain system- ADBS intended for us to have. ADBS in order to cover themselves faults us the homeowner (who do not work for ADBS) for listening to their specialist (expert at ADBS) Scott. He told us the installed system would send the water away from the house to the woods behind our yard. Now we are told that we did not sign up for that, instead of admitting that their workmanship to feed the water into our existing gutter system created a water fountain system directly beside our foundation walls. Now they are looking for us to pay to correct the issue they knowingly created.

Cilicia, we take your feedback seriously and are committed to understanding and addressing our customers’ issues. After carefully reviewing your situation, clarifying the operation and intentions behind the waterproofing system we installed at your home is crucial. The system is designed to effectively manage and redirect water away from your foundation, preventing water ingress into your basement. It operates by collecting water and discharging it through an existing outside drainage system, a solution that was agreed upon, considering the constraints of your budget and the specific requirements of your property. Regarding the continuous flow of water you've described, it's important to note that maintaining external drainage components significantly influences the effectiveness of any basement waterproofing system. The homeowner’s responsibility is to maintain the external roof gutter drainage under the lawn. This maintenance is essential to ensure the system's efficiency, especially in preventing the clogging that can lead to water pooling around the foundation. The challenges you're experiencing, including water pooling and the subsequent impact on your electric bill due to the sump pump’s operation, point towards an issue with the external drainage system becoming overwhelmed or clogged rather than a failure of the waterproofing system itself. This underscores the importance of regular, proactive maintenance of the external drainage to handle the water flow, particularly during the drenching weather systems our area has been experiencing. We understand that dealing with water-related issues can be frustrating and are here to support our customers through guidance and clarification on the proper maintenance of their systems. We want to assure you that the waterproofing system is functioning as designed to protect your basement. We recognize the inconvenience caused by the external drainage issues and encourage you to undertake the recommended annual maintenance to prevent such occurrences. Please don’t hesitate to reach out if you have any further questions or need assistance with the maintenance process. We are committed to ensuring your waterproofing system continues to protect your home effectively, and your satisfaction is our top priority.

DO NOT USE American Dry Basement (ADB). We chose ADB because of the lifetime warranty and the promise they could handle a home with a radon mitigation system. The company’s site states, "Our mission is customer service and satisfaction before, during, and after a waterproofing job. We want our customers to be … assured that we care for them …" but ADB has been uncooperative, uncommunicative, and hasn’t stood by their product. After installation we have more problems, including the realization that, by their own admission, installation is incomplete. We vetted several dry basement companies before choosing ADB. Our contact, Dennis, was made aware of our existing radon mitigation system and he assured us that they dealt with these systems frequently. With the promise of continued support and a lifetime warranty, we signed a contract. We had already cut out our walls and removed the floors to prep for the dry basement system installation. After the system was installed, we had a contractor rebuild our walls. When radon levels were tested again, the levels had climbed back to pre-mitigation numbers. Upon working closely with our contractor and the radon mitigation company, we found that the issue was with our dry basement system. The radon mitigation tech showed us the air flow was entering our home around the perimeter of our first floor where ADB’s system had been installed. We called Dennis to inform him of this issue and at first he denied that it could be the dry basement system, stating that radon issues are the reason that they seal the system with foam. Upon hearing this we told Dennis that our system had not been sealed and we sent him pictures to prove this; he confirmed that the sealing foam was not used. We asked why this was the case, especially since we informed him of the radon mitigation system and the ADB techs actually worked around it. We also asked why no one had suggested testing radon levels once the ADB system was installed so that we could rectify issues before we had progressed in making repairs to our living space. Dennis himself revealed that the system should have been sealed. What’s ensued has been a weeks-long runaround. The office phone is rarely answered and numerous voicemails and emails haven’t been returned. When we first spoke to Dennis he told us to speak with the ADB inspector, Peter, who would be back in one week. Over a week later we didn’t hear back and continued to call. The following week we were told Peter was still away though we’d already been told he’d returned. When I finally spoke to someone in the office I was informed that Peter is ADB’s owner and the inspector for our installation WAS DENNIS HIMSELF. He lied to us. When I got Tina in the office on the phone and informed her that the walls would have to be torn down and rebuilt to rectify this issue, she told me to send the estimate to Ariana and that she’d put us on the schedule to get the system sealed. We haven’t heard back from the office or been scheduled for job completion. We can’t reach anyone. Tina said they would “take care of [us].” We paid to have the walls rebuilt once and now it has to be done again because of ADB’s error. Despite promises that they’d cover the cost for it to be redone, ADB has taken no further action other than a complaint about the cost. In learning from ADB itself that the system wasn’t sealed as it should’ve been, we’re now aware that ADB didn’t complete the job as contracted and as we paid for. After we initially approached ADB over a month ago we have been given a runaround. We don’t have access to half of our house and all work by our contractor has been halted until ADB fulfills their contract and completes the job by sealing the system. Don't waste your time or money with ABD. We were fooled into thinking they’d back their work and that the health of our home was safe in their hands. Do not make the same mistake. Instead of the relief we were expecting from a dry basement system we have received nothing at ADB’s hands but grief and empty wallets.

They’re full of lies even before a free quote! We scheduled and waited weeks for a quote and they never showed. Lied and said they called us twice to try and confirm. Couldn’t tell me what time they called. Why? Because they are lying. Glad I found this out before doing any actual business with these scammers. Also? Tina in the head office is rude and unprofessional. Have fun with that.

While we regret any misunderstanding, it seems clear that our communication efforts were not matched. They were here on time, instantly Vincent figured out how they would be able to get equipment & supplies in/out, they worked non-stop, they cleaned up as they worked & did a excellent job. American Dry didn't just give me a quote, they gave me an education. They provide a truly dry basement. Just ask them what I mean. Installation was of the highest quality and completed in a reasonable timeframe. Cost quote was comparable to other well known companies, and they provide a superior product. I highly recommend.
