I've had a great experience with Allegiance Property Management so far. They've been quick, responsive, and very professional from the start. Even during a slow season, they were able to find me a solid tenant in just three weeks. Communication has been smooth, and everything has gone as expected. Overall, I'm very satisfied with their service and would definitely recommend them to other property owners.
Due to lack of service and client engagement, we will not do business with these folks. We were lied to or given wrong information. They send each application to the owners to pick who they want in their home? I have never heard this before? I dont think its ethical...last text asking for engagement was Monday Nov 10th. No response as of Thursday.

Hi Jessica, our agreement with our owners allow for them to review applications. It is their home and typically we have to hear back from former landlords, employers, and others when verifying the application information, so there is some time involved in this process. Most delays come from some of these third parties not responding to us in a timely manner. I am happy to follow up on this for you.
If I had written this review a year ago, I would have given APM a 5 star rating. Great communication, fast and efficient. But then a "new team" was put in place and communication is now poor. We requested the annual property inspection in August. It is now Oct. 22 and the inspection hasn't happened though we were charged for it. I will drop my rating by one star for every additional month of delay in performing the inspection. The disturbing thing is that the "new team" has given us 3 different answers concerning the inspection, so now we don't believe them and don't trust them.

I hired Allegiance Property Management for my townhouse in Downtown Sacramento on 6/30/25. They had a good rating, and are a family owned company which I liked. On 7/19, they told me I had a tenant who was going to move in August 1st. I had okayed the tenant and our agreement was they will collect the rent 8/1, I would get my portion on August 15th. So I felt it was smooth sailing until on August 11th when I received an email stating the tenant had backed out , and apologizing that they had tried to email me earlier but it did not go through. This does not seem true, as all the emails are on a thread. This was unacceptable to let me know so late. So I called the property manager, Jesse, whom I had been working with and heard back from him the next day-he blamed the poor communication on the office person "she must be new." So he doesn't even know his office person? At a family owned company? Even so if he had not heard back from me he needed to call or text well before 8/11! The tenant must have declined well before the 1st and a deposit would have had to be given to hold the place -which I was told they did not receive a deposit. So they basically dropped the ball. I told Jesse I was breaking the contract with the company to which he said , "Oh that is too bad as I was going to show it tomorrow." I really don't believe him as he told me this so late in the conversation and in response to my severing the contract. I feel he was not being truthful and I told him they needed to build trust with new clients like me, and they were not doing so. Jesse told me to talk with his manager, Gabriel Owens-who apologized and said he wished they could make it up to me. I said you can pay me the money I lost on rent-which they declined. Perhaps they have too many clients and can't keep on top of all of them? They are very nice and professional sounding at first but not trustworthy in my opinion. They lost me a lot of $ . Gabriel did give me the photos they had taken to reuse with the new company I hired, but to be honest they were not that great and I had them redone.
You know it's going to be a good company when it's one property manager giving another property manager a 5 star review.
Gabe and his team at Allegiance are so easy and great to work with. It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies.
When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry.
They will continue to be my first choice in the Sacramento area and I can't recommend them enough.

Amazing experience with these guys! Extremely attentive, professional. Always on time for showings or were responsive to texts/calls/updates. They are family owned which we loved. Gabe made sure to go above and beyond and get me my first home. I absolutely love it and am so thankful I used APM to get it. I have been with Allegiance Property Management (APM) for about 8 months now, and I am very happy with how they are managing my property and the service they provide. They are a family owned business, and Gabe has been great and easy to work with. He is very responsive with both the tenants and myself. Additionally, their website is user friendly and easy to navigate, but what made me go with AMP was their simple monthly fee of $100 and the upfront charge that's reasonable. Gabe is very knowledgeable and knows what he is doing. I am glad that I found AMP to manage my property.
Absolutely terrible property manager. Not only did he place a tenant without disclosing their financials he also did a repair without authorization. He quit being the property manager. He took the placement fee and the excess repair cost. That tenant is now late and probably will end up being evicted.
This is the first that I heard about safety or health issues. None of this was mentioned until I wrote the review. As a good property manager, should he not have told me about them? Also why place tenants if these issues existed. I'm afraid that Gabriel is just trying to discount the review by mud slinging his client.

None of this is true, so I will refute it with facts. We refuse to work with owners who do not abide by health and safety standards the city determines. Upon placing the tenant the owner would not address things that deemed essential health and safety repairs. Consequently, we end the relationship in January. The tenant was approved by this owner via email (we follow this process with all our properties). The excessive repair cost was a lock change after she told me the home had been broken into and she refused to pay. This owner is now stating that we are responsible for a late payment that the tenant made this month, almost 10 months after we parted ways. This review is retaliation for self inflicted issues that she caused.
I signed a contract to have APM managing my rental property in November 2023. APM informed me that the property was rented in Apr 2024. It is now Aug 27 and APM never send me the following:
1. The rental agreement with the new tenant,
2. Rental income from April 2024 to Aug 2024.
3. Monthly reports of the incomes and costs for my rental property.
I knew the property was rented as APM asked me to pay for repair. However, without the rental agreement and rental income, I am not sure if my property was legally rented, to whom and the terms of the lease.
I emailed and called Adam and Gabriel, but did not get any answers.
What a headache!

8/28/24. Got a response from APM. All info that I asked were in a "Portal" that APM let me know in the Welcome letter. It is my fault for not aware of this "Portal" . I changed my review to 5* - Great servive.
I hired Allegiance Property Management a couple of months ago to find a new tenant for my single family house and to be the property manager for that tenant. They did a great job of getting it rented within a couple of weeks. Gabriel has been very responsive to my questions. I look forward to continuing to work with them.
APM is an amazing company that does a fantastic job. Whether you're looking for property management or have real estate needs, APM should be everyone's one-stop shop. The best part about it that they're family owned and operated. Adam and Gabriel are personable, knowledgable, and provide quality work!! I would HIGHLY recommend them to everyone, and personally, I wouldn't go anywhere else!
These guys are rock solid. Gabe has been the perfect liaison between the property owner and myself (the tenant). All of my service requests have been handled quickly, and Gabe was extremely thorough in the initial walk through to protect both me and the owner. After dealing with the nightmare staff of literally every other property management and leasing office I've encountered, APM has been a breath of fresh air.
Let me first say, I don't write a lot of reviews because I typically have to be blown away by service to do so.
I cannot begin to describe how great Allegiance has been in renting out my home. I had weird requests, specific requests, annoying requirements for who could reside in the home I had put so much love and care into.. and they more than over-delivered. Adam was not only super helpful and patient with me in getting things set to rent out my home, but finding the perfect tenant and everything that comes with having that new tenant.
I was worried about recommendations coming from a property management company not being in line with what I would expect to pay by pricing out quotes myself on things like maintenance or readying the home. Not a concern here.. they make great relationships with good people who help out where they can and are more than fair. They treat me like family and they care about the tenants they choose. You don't think about all the things that go into renting out your property until they come up, can't imagine doing it myself and not having expert help.. or the wrong help!

Gabe & team have been extraordinary! Incredible customer service -- just so friendly and easy to work with. But above all, you can tell they just want to do right by their tenants as well as landlords. This feels like the exception in the industry, but the high bar they are setting should be the standard going forward. They also have great follow through and communication, and incredible prices (I think the best I saw from my research 2 months ago). When I initially called them to request more info about their services, I received a prompt reply and call back from Gabe within 20 minutes. Looking forward to a long partnership together!
I am SO HAPPY I chose APM for my rental! They are family-run, and my experiences with Gabriel and Adam have been excellent. They are the kind of people you would choose as friends! They got my condo rented out to great tenants in less than 2 weeks of its being posted. They have a fantastic app that has a dashboard showing you all of your repairs, transactions, and rent. Basically, you get your place cleaned out and ready and they handle the rest. I didn't have to worry about a thing. And what value!! A low monthly payment! I couldn't be happier. Personal service, great technology, and super nice people!
I recently moved into a new apartment that is managed by APM. Adam showed me the apartment with no high-pressure salesmanship, he just gave me the facts so I could make the right decision. The move-in process was fast and efficient, everything done online to save us all time. Communications from APM have always been prompt, clear, and professional. These guys do business the right way - highly recommended.
