251 DeKalb is a huge apartment complex. While it has its share of large community related downsides, the staff are very accommodative, communicative, and helpful, making it a nice place to be, overall. Krystal guided our tour of the apartment and was there for our walk-through. She was very friendly and pleasant. Emily has also been very thorough and prompt in responding to and following up with maintenance requests. From when we moved in late 2025 till now, there have been a lot of improvements. The mail room is more organized now, and the communication about social events and potential outages has improved significantly. It’s a pretty good place, considering.

Do not move here. I’ve lived in this complex for six years and am finally moving out. After experiencing it long-term, I strongly recommend looking elsewhere. The biggest issue is the constant disruption to basic utilities. Water shutoffs happen frequently—often without any notice—and can occur at any time, including late at night. I’m currently sitting here at 11pm with no water and can’t even brush my teeth. Expect to lose water at least twice a month during the day, sometimes with power shutoffs happening at the same time. Additionally, you will be without AC for the majority of the year and your apartment will be around 80°. You will have a very small washed/dryer combo that does not dry clothes. Takes around 4 hours to dry clothes, I know it sounds like I’m exaggerating but it honestly probably takes longer. Want to use the pool? It’s randomly closed everyday so a life guard can take lunch…again poorly poorly managed. Maintenance and cleanliness are also major problems. There’s frequently dog urine in the lobby and feces scattered throughout the grounds. If you’re considering the East building, be prepared for an unsupervised daycare scene in the lobby almost daily—kids running around with little to no parental oversight. Management seems more focused on throwing events that few residents attend than actually addressing these core habitability issues. They prioritize appearances over delivering a clean, functional living environment. A word of caution: many of the positive reviews here appear to be from people who only toured the property and never actually lived here. Pay closer attention to reviews from long-term residents. Bottom line: This complex talks a good game but fails at the fundamentals. After six years, I wouldn’t recommend it to anyone.

Thank you for sharing your feedback. We understand how frustrating utility interruptions can be, especially when they occur during inconvenient times. Regarding the recent water shutdown, this work was dictated by Aqua and was outside of the property's control. We did provide advance notice to residents, and while we recognize the inconvenience it caused, there realistically was not anything additional we could have done to prevent or delay the interruption. We sincerely apologize for the disruption.

We also understand your concerns regarding air conditioning outages. Please know that we are actively working with our HVAC provider to better understand how we can improve planning and preparedness around shutdowns and minimize disruption to residents going forward.

Ramazan is great! My dad and I came to look at apartments and moved in a week later. I couldn’t be more satisfied. Ramazan is on his game and if you come to him he will get the job done right away. Not to mention only Ramazan everyone who works in the leasing office is warm and welcoming! 251 Dekalb is full of amenities and kind, caring people. If your looking for an apartment this would be a great choice!

The maintenance team is so great here. I submitted a request about my stove/microwave not working last night and they came first thing this morning. Kenneth knew right away what the problem was and that I needed a new microwave. I was able to get a new one today. Kenneth was also just so personable and nice.

I am a current resident at 251 Dekalb and living here is more trouble than its worth. There are persistent water service disruptions due to "maintenance", elevators that stop working randomly, bugs, and never enough parking. While the leasing office staff is nice, there are too many inconveniences to warrant living here comfortably. I cannot stress this enough, too many...water service shut offs. Please fix whatever issues there are.

Living here has been beyond frustrating and honestly unacceptable. The water is constantly being shut off for hours at a time, leaving residents unable to shower, cook, or handle basic hygiene—especially in hot weather. Offering a bottle of water as a “solution” is insulting. The building itself is poorly maintained. There are ongoing issues with bugs, concerns about mold, and the floors and overall condition feel cheap and neglected. The washer and dryer are unreliable and often don’t work, which adds even more inconvenience.While the property is advertised as pet-friendly, the reality is completely different. Pet waste is frequently left in common areas, making it unpleasant and unsanitary to even walk around. Management priorities are completely backwards. They are quick to issue tickets over minor things like leaving a trash can out, yet basic services like consistent trash pickup aren’t even handled properly. There is also excessive noise, which makes it hard to feel comfortable in your own home. For the price being charged, the living conditions do not match at all. This place is all hype and poor execution. I would not recommend living here unless major improvements are made.

I lived here for just over a year, so I'll give the abbreviated good, bad, and in-between with 251 DeKalb (from my experience) The good: My roommate and I were in a corner unit, so we didn't get too much noise coming from other units. The standard 2 bed 2 bath was a good size, with decent closet space. The amenities are pretty decent! I can't speak on the gym, but the salt water pool is nice! They also have community gardens, a direct-to-door package delivery option, and a trash service that picks up trash 4 nights a week at your door. Overall, the people seem to be friendly too! I did enjoy the flat utility rate. We never had an issue with bugs or rodents in our specific unit (I can't speak on other reviews from other buildings though). The bad: The air conditioning/heating system is a poor design. You get to set the desired temperature, however the complex determines if it is heat or a/c blowing through the vents. It was 80 degrees in my unit at points during the winter. The summer tends to be relatively ok though. The water for the building is constantly shut off during the day (at least for the East building). The complex was built in the 60's, so some water-main issues are a given. However, during the warmer month, it was around once a week that water was getting shut off to the building. This did not impact me too much since I don't work from home, however this could be a major drawback if you do. Personally I had a poor experience when it came to maintenance/maintenance response time: - Waited over an hour for maintenance to show up after our A/C unit condensation line clogged, flooding our apartment and the unit below ours. - It took a week to get my bathroom ceiling repaired after the upstairs neighbor improperly installed a bidet, flooding our bathroom (I also had to send a reminder for this). - An exterior door was broken and wouldn't latch, and it took a month to get fixed after I submitted a work request. - and more The in between: The day we moved in, we moved into a unit that smelled strongly of cigarettes. Management did not really work with us to remedy this situation. They cleaned the air vents, however disregarded our request to move units. When the head of maintenance came to inspect the apartment, he admitted he also smoked, and could not smell the cigarette smell as a result. I recognize this is a very niche problem, and that most of the units will be free of the smoke smell. We lived in a 2 bed 2 bath unit, and the kitchen had little storage. If you aren't much of a cook, you can get by. However if you enjoy cooking/baking, you might want to invest in some additional storage options. The gated community is interesting. At first glance it is a perk, but the gates are left open half the time, and sometimes letting a guest in does not work. This became an annoyance over time. Parking is a battle when it gets late. During the day, finding a spot is ok, however past 8:30pm, you risk having to park across the complex. The all-in-one laundry unit has its drawbacks. It's nice having an in-unit, however it takes 4 hours to do one load of laundry, and it is a small capacity machine. If you have larger items, you still need to go to the laundry room. It felt like I was constantly doing laundry. If you do not use the "fetch" package delivery, you risk a stolen package. Within the first week of living here, my order of cat food was stolen right from the mail room. Finally, the drains in my unit didn't really drain well. Both bathroom sinks and showers/tub suffered, which was a pretty mild frustration. Putting in a maintenance request for these was always a temporary solution, and was a consistent issue. My synopsis: I think this is an ok place to live, if you enjoy being central to the surrounding KOP area. The unit itself has decent finishes and amenities. Just expect that maintenance will likely not be as on top of things as you'd hope. In addition, the inconveniences of this place are something to keep in mind as they have the potential to compound over time.

Maintenance marks orders complete and never shows up or they come and say they’ll be back and never come back. The paint in my bathroom has bubbled up due to moisture inside the wall. They refuse to look at the underlying problem and keep sending painters to scrape off the bubbles and repaint the wall… water is always being shut off. Hallway walls have holes in them. They patch them up then never come back to put the wallpaper back on (it’s been 2 years now) Heat went out in 0 degree weather and they came with a cheap space heater. And when you plug it up your power goes out … Trash butler does not consistently pick up trash. Not worth the price

I will be updating this review to a more lengthy one once I move out (cause there’s A LOT more). Right now though my apartment is currently 80 Fahrenheit!!! I have an 8 month old and a dog who obviously aren’t liking it! Decide to take them on a walk to cool down. But oh wait neither of the elevators are working!!! (Which does happen quit often) I live in the 6th floor so that was fun. I walked by at least 3 maintenance men just sitting in their little golf carts on their phones. We just got an email cause people are complaining about the heat (obviously) only to tell us to open our windows because they won’t turn the AC until May!!! It’s April 1. This was the cherry on top from the anger I was already experiencing a couple days ago, when I was cooking dinner and water just started spilling out of our light switches!!! Now I’m no electrician but is that not a fire hazard. Maintenance however said they didn’t know what caused it so therefore couldn’t do anything about it. Just told us to call the emergency line if it happened again. If you’re thinking of moving in, just make sure you read reviews from actual residents and not just the 5 star reviews about the leasing office agents that are very obviously fake!!! Go to yelp and TikTok for the ugly truth of living here!!!

I’m really sorry to read this—especially knowing you’re dealing with this while caring for an 8-month-old and a dog. An apartment reaching that temperature is incredibly uncomfortable, and I understand how frustrating it must have been to then find both elevators out of service.

I also want to address the more serious concern you mentioned. Water coming through light switches is absolutely not something to take lightly, and I’m very sorry for the worry that must have caused. That should have been escalated and thoroughly investigated right away, and we are looking into this with our maintenance team.

Regarding the heating and cooling, our system follows a seasonal changeover, but we hear your concern loud and clear—especially during unseasonably warm days—and are actively reviewing how we can better respond in situations like this.

What you experienced with the elevators and the response you received from our team does not reflect the level of service we aim to provide. We are addressing both the elevator outages and staff responsiveness internally.
