Joshua and Javier went above and beyond what even the most prestigious luxury hotel maintenance professionals would provide. They were friendly and in great spirits the entire time they were sweating their butts off, helping us get back into our Airbnb after the lock failed and locked us out. If only all maintenance team members were as professional, outwardly, helpful, and positive I’d travel all the time!

I viewed a 1 and 2 bedroom unit. I asked if there were more than I could see and the leasing agent named Quinton said that's all they have available. Meanwhile on the website, there are at least 6 units available for my move in date. Also, he wasn't friendly and he seemed annoyed and wouldn't explain any of the tenant discount contracts and special pricing around the south loop area. It's at the front desk where concierge sits and he wouldn't discuss any of it. If he doesn't want to be a leasing agent, he needs to work somewhere else. Because of him - not showing available units, being mean and unwelcoming, I will not rent from this place. He literally couldn't or wouldn't answer any of my questions.

I recently moved into the community, and I just want to say how grateful I am for the entire team here. The move-in process had a few small hiccups, which is why I’m leaving a rating that’s just shy of 5 stars, but the staff handled everything with kindness, patience, and professionalism. Big shout-out to the maintenance team members Joshua, Javier, and Benjamin, plus concierge staff member De’Andre. They truly went above and beyond to make sure I felt welcome and taken care of.

This place literally, always smelled like trash. My apartment smells like trash and they’ve tried everything to fix it and the lobby always smells like trash. My friends who try to come visit complain about it. It’s bad.

I currently live at 777 and it is a decent place minus pest control was out of control in the building and the customer service was horrible until about two months ago when new management came in and has made a significant change in the building. Candice the new management had been nothing but welcoming and caring and was honestly the best property manager i had ever experienced. Not just with me but other residents too. She was very personable and got to know you. But honestly don’t live here unless it’s the last option. the higher ups (group fox) don’t care because it’s majority college students and they prey on their naiveness.

Current resident, 777 State is an exceptional place to call home. The hospitality provided by the staff is outstanding. Our front desk concierge, Mia (I hope I spelled that correctly!), brings such positive energy and has a truly wonderful personality. Additionally, our property manager, Candice, offers top-notch customer service—definitely a 5 out of 5! She is always ready to answer any questions I have, and she does so with a warm smile. She's genuinely the best!

I strongly advise against renting from Group Fox and their managed properties. The apartments are poorly maintained, with issues like cockroaches, bedbugs, and unclean living conditions. Unfortunately, the company, Group Fox, is just as bad as the quality of there apartments. Don’t just take my word for it—check out reviews for other buildings they manage, like 777, Axis, Presidential Apartments, Barrington Lakes, Van Der Rohe, and more. You’ll quickly see a pattern of dissatisfied tenants and neglected properties. The online photos of these apartments look pristine, but once you step inside, it’s a completely different story. It's like two entirely different worlds, and you'll need more than just a cleaning solution—maybe a hazmat suit to survive it. One of the most shocking aspects is how little time Group Fox dedicates to preparing apartments between tenants. They spend just 24 hours after the previous tenant moves out, which is absolutely ridiculous. Think about it, 24 hours is how much they dedicate to making sure you will be happy with your home for the next year your in it. This is not only unrealistic but leaves tenants walking into units with unresolved problems and poor conditions. Good luck trying to get any meaningful action on these issues. If you raise concerns to the lady in charge of the entire leasing department, you’ll be met with resistance, and even trying to break a lease due to the neglect is a battle, not with the onsite team, but with the head of the leasing department. She is unprofessional and rude, and hires people just as bad as her. Like this one woman who showed us at 777 and made it very clear that she does not care about your apartment search. She refused to show us the amenities and seemed annoyed by the whole process. After being forced to wait for her to start the tour for nearly an hour, we were left with only a brief, unhelpful walkthrough. When we tried to ask follow-up questions, she acted as if we were interrogating her and just repeated, “I already told you this” or “We already went over this.” This type of behavior made my friend and I decide not to lease at all, and when we saw her again at another Group Fox-managed property (Axis), we walked right out the door. While some on-site staff at these properties are friendly and professional, it’s clear that the overall culture of Group Fox, driven by upper management, is dysfunctional. They frequently offer specials on their apartments because they struggle to find tenants willing to live in these conditions. It’s evident that they prioritize filling units over providing quality living spaces or decent customer service. The building and leasing team know the properties are poorly managed, but are likely too afraid to speak out due to the toxic culture fostered by corporate. If this company really cared about their reputation, they would start hiring professionals who actually can bring change to a failing company like this one. It seems like not only are the corporate/upper management team uneducated with most property management industry standards, they lack the ability to grasp and catch up with what most other companies do nowadays. This is probably why most of the staff that they hire are new to this industry and don't know any better. I can't even imagine what they must feel when they move on from group fox and find a company that actually values there opinions. Corporate is way to stuck on old ways and clearly do not care to change there approach on matters that could actual do them some good. They should be looking to hire people that do have a more "professional" experience in this industry, if they wish to make any achievements with the company. Don’t let website photos and prices fool you, it's cheap for a reason and the company is to cheap to put more money into there product. Look elsewhere if you want to avoid the stress, frustration, and disappointment that comes with renting from them. I would name these people, but then this post would be deleted, and people need to know what they will get themselves into.

While we regret to hear about your experience, it is interesting to learn about your opinions about our company and upper management as a whole after your one tour at 777 South State. Since you bring it up, we'd be happy to shed more light on your claims about our procedures and workplace culture.

The photos you posted are from a unit that was not being shown. We are unsure of how you entered this unit, but this is how a previous tenant left it, and it was on our list to turn. Our turn crews are dedicated to turning units, which is why we are able to offer them to new tenants quickly. We clean, paint, replace lightbulbs, and fix up anything that may be broken. If the unit needs more maintenance, we communicate this and put in the work necessary to get it move-in ready.

As for pest control, we do control checks on a regular basis to prevent any issues. This is done at every property. It is common knowledge that people take to the internet to express their negative opinions, which is why we take feedback like this seriously. However, we know there are many happy residents that do not think to post a review which is important to keep in mind when looking at reviews. What is important is to think about your personal needs and experience our buildings for yourself. Pictures truly don't do our units, views, and amenities justice. ✨

In terms of Group Fox management, we hire trained professionals who work diligently to keep up with industry trends and standards across the board. Our team is made up of a group of industry professionals, but we welcome outside well-rounded perspectives to help strengthen our team. In the last six months, we have implemented new leasing software, made improvements to several buildings, and are in the process of creating new assets to serve both prospects and current tenants. We have a lot of projects on the horizon and are constantly making improvements across the board.

RUN! DO NOT LIVE HERE Living here has been a nightmare. The walls are so paper-thin you can hear entire conversations from your neighbors. Forget about privacy—it doesn’t exist here. To make things worse, you can request to throw a party, blast music, and be as loud as you want, and nobody will do anything about it. It’s like management encourages chaos. Speaking of management, they’re unhelpful at best. Maintenance takes forever to address even the simplest requests, and it’s clear they don’t prioritize tenants or their comfort. Good luck sleeping peacefully here—it’s impossible. We’re all paying the same rent, but living here feels like being stuck in a noisy college dorm. Do yourself a favor and RUN—this place is not worth it.

The internet cable in the room was broken. The Xfinity technician said he was shocked that 2/3 of the cables in the room were unusable due to aging. In the end, I paid for it myself, but the apartment never returned the $100 fee that they should have paid. This is a facility problem of the apartment, and has nothing to do with the residents. It has been almost half a year since this happened. I sent many emails to the apartment, but they always gave me perfunctory answers. I went to the office to find them many times but it was useless.

First off I want to say that the customer service in the leasing office is TERRIBLE . The woman by the name of ESSENCE in the leasing office was rude ,disrespectful and basically made me and my family feel uncomfortable. Upon meeting with the viewing she had a nasty attitude. Did not want to answer any of my questions and rushed me through the building as if it was a race to hurry and get done. She did know any information about making the move easier as far as upcoming promotions, property amenities or if other units were available. She made me not want to sign my lease due to overall poor customer service skills or just hate her job. Essence is here name and she is the worst

Apartment Hunting Review: This was the wildest rollercoaster of an application process. They claimed my ESA letters were not “current and valid”. I got them in 2020, explaining my condition has not changed even giving them my VA disability and Medical Retirement paperwork to confirm. When I asked them, if I start to see a doctor in Chicago, as my original psychologist was in North Carolina, would they refund me the pet fees since they won’t accept my letters, and they never answered. I asked them twice. I saw the apartment via FaceTime then asked to see it in person after reading the reviews. This was all within 48 hours but the look and lease credit wasn’t applied. Nova Credit does not allow you to connect to Navy Federal, so if you’re a Veteran, good luck trying to stay here if you use Navy Federal. I’m going to ask FHA and HUD about it and update up with a solution if there is one because they denied me. I could only give access to my Chase account and I was combining my incomes. It basically forces you to give access to your bank account because I uploaded my statements as a file and it continued to email me saying I must complete the process, so I’m not sure if there’s a glitch, it’s a bad system to use, or overall discriminatory. Making three times the rent they asked for a guarantor and asked me to pay $75 for it. Over $400 out the gate for an apartment that’s clearly not sure about me, is barely answering my questions, and adding a new application barrier “every 5 minutes?” No thanks! I said I don’t believe I should have to pay for that and they denied me a few minutes later. Waiting on my refund now. Some people said they never got it back in their reviews so I’ll update when/if I do.
