Lack of Transparency and Poor Communication I want to share my recent experience with the listing/seller agent for the Grandview property. During our due diligence we discovered there were insurance claims on the property within the last three years. We asked the agent to provide those claim records and to clarify the nature of the claims so we could make an informed decision. The agent did not provide the requested information and was unresponsive to follow-up requests. Because we could not obtain the documentation we considered essential for evaluating the property condition and risk, we chose to withdraw our offer. When we asked about the claims report, the agent stated that only one claim had been submitted since the current owner purchased the home. However, the homeowner insurance report we obtained indicated multiple claims, and the one claim he admitted to was not even listed in the original disclosure. This discrepancy raised serious concerns and gave the impression that important information might have been hidden. In addition, we requested past utility and service bills to better understand typical monthly costs for the property. This is common practice during a home purchase, but the agent refused to provide them, stating it was ‘personal information.’ Transparency, clear communication, and professional conduct are critical in real estate transactions — unfortunately, those were missing in this case. I recommend future buyers confirm all documentation early and insist on clear answers before proceeding.
