Poor management
I would strongly caution other property owners considering Auben Realty for property management. My experience revealed serious concerns with accounting transparency, communication, and overall management practices.
During their management of my property, the financial reporting was extremely difficult to follow and did not clearly document the rent amounts being collected from tenants. There were also additional fees that were not clearly disclosed. This made it very challenging to reconcile the financial statements or verify the accuracy of the accounting.
Per the management agreement, the company was responsible for collecting certain utility reimbursements from tenants and paying the associated bills. However, during the transition of management I discovered that utilities had not been handled properly. Some tenants were being charged while certain bills were not being paid, which resulted in a large outstanding balance that had to be addressed after management ended.
Communication with the company was also extremely poor. Questions regarding financials and tenant accounts often went unanswered or took a long time to resolve. When the management agreement ended, there were delays in releasing tenant security deposits and final financial documentation needed to properly transition the property.
The issue was only resolved after I made it clear that I was prepared to pursue legal remedies and contact the regulatory authorities overseeing licensed real estate brokers in South Carolina.
Property owners should carefully review all statements and ensure they have full transparency into rent collection, bill payments, and trust account handling when working with a property management company.
