Bought a second BTL through an SPV last year and honestly had no idea confirmation statements and PSC filings were even a thing until my mortgage broker flagged an outdated register. Property SPV sorted the backlog, then took over the whole thing going forward. Refinanced a third property in June and they had the charge registered at Companies House the same week without me lifting a finger.
