ALWAYS USE A LOCAL COMPANY Planning by design knows just what to say to reassure you they can do the job. They are good sales people. Unfortunately they did not do their due diligence on our application as in the Somerset Levels there are initial criteria mandatory reports (percolation tests, Ramsar reports plus others ) to be submitted for any application which are not negotiable. They failed to advise us of this therefore planning was refused. I accept that it was refused also for other reports which we would not have foreseen being needed but had we know about the mandatory ones we would have submitted them on first application. Our error was not using a local planner and not this outfit. When I contacted them they were quite rude and would not accept any responsibility for any lack of crucial information. I expect an unpleasant response to this review from the MD Grant Ward.
