Warning to Future Customers — My Experience with This Company
I would like to warn anyone thinking about using this company: they are not professional.
I hired this company to check whether a piece of land was suitable for building. A gentleman from their team called me first and asked for the address — which was understandable. However, his next question was about the speed limit on the road, saying they needed that information to assess access from the main road.
Just to clarify, the land is on a dirt road and already has proper access. He then asked if there were any houses around the property, which clearly showed he had no idea what land he was talking about.
Later, he told me there were “no constraints” and that I could go ahead and submit a full planning application. I asked him how he could possibly say that when he didn’t even know which land we were discussing!
To be sure, I hired another company to review the same site. After their proper research, they confirmed that the land is in the green belt, meaning no building is allowed.
This proves that the first company did no real work — they were only interested in pushing me to submit a full application to make more money.
In short: please stay away from this company. They are unprofessional, careless, and misleading.

The client booked a Planning Appraisal service but did not provide a full address, red-line boundary, plans, photographs, or supporting documentation. As is standard professional practice, our planner asked clarifying questions during the call due to the limited information supplied. This does not indicate a lack of knowledge; rather, it reflects responsible and competent planning assessment.
Despite the incomplete brief, Homz delivered a comprehensive written Planning Appraisal, which explicitly identified multiple planning constraints, including Green Belt policy considerations, ecology requirements, SPA mitigation, trees, drainage, and access matters. At no point did we state that there were “no constraints.” Any such claim is demonstrably false and directly contradicted by the written appraisal issued to the client.
The assertion that “no building is allowed in the Green Belt” is also legally incorrect. National planning policy expressly allows development in the Green Belt where specific exceptions apply, including limited infilling in villages. This policy position was accurately and professionally explained in our appraisal. A difference in professional opinion from another consultant does not render our advice negligent or misleading.
The allegation that Homz “did no real work” is entirely untrue. The client received a detailed appraisal covering site context, planning policy, environmental constraints, highways considerations, required technical reports, and a recommended planning strategy. This constitutes substantial professional work, fully in line with the service commissioned.
We take our professional reputation seriously. This review materially misrepresents both the advice provided and the planning system itself.
