TL; DR: Working with Joan will be one of the best real estate decisions you make. Joan came highly recommended but we were still blown away by her professionalism, kindness, efficiency, and expertise. As first time home buyers, imagine our joy when our very first offer was accepted, beating out multiple other offers. We got the home at list price with seller credit and repairs, and we had keys just over a month after working with Joan! 1) HOME SEARCH - Joan quickly got to know our priorities in terms of price, neighborhoods, lifestyle, tastes, contract terms, and preferences that fit our needs and risk budget. After the initial meeting we knew we could put our complete faith in Joan because she was so knowledgeable. Joan walked us through all the aspects of buying a home, the timeline, contingencies and the escrow process. She would point out details that we wouldn’t have noticed otherwise and even called up each seller’s agent to find out more about the seller’s situation and information that was not listed on the MLS. As first time home buyers our calls would often drag on for over 45 mins each but she never once rushed us and ensured we felt comfortable at every step! Joan always made us feel like we were her top priority; she was so responsive over texts, emails or calls at all times. 2) OFFER - In a hot real estate market, we knew that the difference between an accepted offer could be hours, not days. In every paperwork instance, Joan had the documents pre-drafted to ensure there was no delay, quickly making last minute adjustments at our request. As new buyers with no experience, Joan expertly guided us to make our offer as competitive as possible. 3) ESCROW - As soon as our offer was accepted, Joan immediately lined up inspectors for the home that were professional, courteous and thorough. She project-managed and orchestrated simply every aspect behind the scenes from home viewings to inspection to escrow, ensuring that we always knew the next step ahead and had time to prepare or gather documents. As an experienced seller’s agent with an eye for design, Joan made thoughtful suggestions to improve or update our home throughout the process. There is no way we would have been able to buy our first home without Joan. If you have the opportunity to work with Joan (she sure is popular!) I cannot recommend her enough. Not only did we buy our dream first home, we also gained a friend! Thanks Joan!

We are so grateful for Joan! My husband and I met Joan at an open house over two years ago and instantly connected. We began our search together until the pandemic hit. With all the uncertainty, we decided to take a break from house hunting. Joan became a good friend over these past two years by checking in on us and even offering to drop off groceries! In early 2022 we decided to continue our search for our first home. With this competing market, we knew it would take us some time and multiple offers. Thanks to Joan, we were able to get our offer accepted within 2 months and on our 4th offer! With her guidance and expertise, we were accepted amongst multiple offers in our dream location. Joan Lamond is an incredible real estate agent, but more so, she's a phenomenal person. What you don’t think about when you start house hunting is how many hours you will be spending with this person, and we could not be happier with the time we got to spend with Joan when she was helping us find our dream home, spoiler alert, she did. We knew what areas we had in mind; Pasadena, Arroyo Seco, San Rafael, but beyond that we were pretty clueless, but Joan was not, she brings with her local expertise, knowledge and professionalism. She had so much patience with us as we were figuring everything out, and that’s the type of person you want in your corner. We ended up getting one of the coolest houses we had ever seen, a Linda Vista Estate at a below market rate in the hottest covid market ever on a deviated timeline that suited us, which just speaks to Joan as a skilled negotiator while being kind and gracious to all parties involved. She was quick with every response and was truly a guide on this journey. As far as I’m concerned Joan Lamond is the best real estate agent, and I would not want to work with anyone else for my future Pasadena real estate needs. One more thing; Joan is stylish, not just in the way she shows up but also with her eye. She sees opportunities in houses with décor and renovation, and gives great recommendations for where potential is hiding, a gift that I frankly find priceless.

If you don’t feel like reading to the end, I’ll save you some time. You should hire Joan Lamond as soon as you can. It will make your life so much easier. We first started working with Joan in the Spring of 2020, just as the pandemic was getting started. Right away, she started showing us houses, but we decided that we needed to wait until our baby was born and the pandemic was more under control. Jump to a year later and we started working with Joan again. This time around, the market was much more competitive, and we were instantly intimidated. I don’t think we would have ended up with a house that we love if it weren’t for Joan’s expertise and amazing work ethic. Every time we saw a place, Joan knew what questions to ask and what we should look for when considering whether to put in an offer. As first-time home buyers we knew we needed to work with someone who knew everything about real estate, and Joan made us feel as though we were able to navigate the market like seasoned pros. When it was finally time to make an offer, Joan knew exactly what to do. She guided us about exactly what we should say when crafting the offer, and she explained all of the terms in a way that we were able to understand. Buying a home is a tremendously stressful experience, and Joan made us feel confident that everything would go smoothly. Once our offer was accepted, Joan worked closely with our lender to make sure that everything ran smoothly. She also coordinated with excellent professionals like the inspector and appraiser. Throughout the process, we had complete confidence that Joan was going to make it work. When we got the keys to our new home, we knew that Joan played an instrumental role in making it all happen. From her encyclopedic knowledge of the real estate market, to the personal, caring service, Joan was the perfect realtor for us. We always knew that we could reach out to her at any time to get her opinion, which helped us stay sane throughout the process. We cannot recommend Joan enough. Through our multi-year journey to buy our first home, Joan was extremely patient and informative. From finding a termite company for us and cleaning companies, to also getting us estimates for a counteroffer to the sellers following inspections. Joan really does her research and goes above and beyond to make sure her buyers are comfortable and informed. As we built a relationship with Joan, she learned our style and preferences too. Especially, after we closed when Joan became our Instagram photographer with a cute sold sign and videos/photos for us to share and celebrate with our families and friends. Joan is so supportive and we are still in contact with her even months after close, updating her about our home renovations. I worked with Joan to purchase my very first home with my brother back in July of this year. I had been wanting to give her a review but I had been super busy. My home buying experience with her was phenomenal. Being a first time home buyer I had so many questions and she was very patient with me and answered all my questions. Due to covid my income went down and was only approved for something lower. It was quite a challenge to find listings that fit my budget. My wife and I just bought our first home, and we could not have asked for a better agent than Joan! She was extremely responsive, professional, and dedicated. I had tried to sell my house with another agent a couple of times without success. I originally started with RedFin thinking that I would be able to end up with more money in my pocket because of their lower commission structure. That didn't work out. Enter Joan Lamond, with her guidance and marketing know-how. She was able to help me prepare and stage my house in a way that would appeal to the most buyers. She advised me on pricing to be competitive with the other homes for sale, which I now see was a HUGE factor in selling my house before the others. My house was in a community where the homes all look almost identical, and there were 2 other houses already for sale in my development. Joan knew what to do to make my house stand out. She didn't just price it just right to get the most attention. She got professional photography and actually made a video tour. A unique thing she did with the video was that she hosted the tour as if it were on a tv show, which she then used as ads to market my house, among other tactics...not your typical Realtor! Joan's marketing strategies on social media and online got me multiple offers $30,000 OVER the asking price and even set an all-time high in that community!!! All this was achieved in less than 2 weeks on the market. It's a far cry from the months that were wasted being listed by the other agent. She then turned around and helped me buy a place and negotiated for me to get it below asking price! I highly recommend using Joan!

Our experience with Joan could not have been better! After having her show us one house, we were impressed with her drive and professionalism, and honestly, we just liked her as a person. She helped us buy our forever home in Pasadena for significantly under asking. Our situation was a little complicated, with trustees and accountants and powers of attorney, but Joan handled it like a PRO. We were so impressed with her ability to navigate those muddy waters that we asked her to help sell our old house in Porter Ranch. She was amazing. She marketed our house so well that we had a parade of people to see it the day BEFORE the open house, plus hundreds at the open houses. We had offers in less than a week, started escrow after 9 days, and closed about 35 days after it went on the market. Joan makes herself available to her clients and responds to texts/emails/calls from early in the morning until late in the evening. Joan is the best!

Joan was great at helping me find a rental. I was getting very stressed out looking for a place with two little kids. She did all the coordinating. No more hassling with email and text with various landlords and agents and having appointments spread out. With her I only had to spend one morning looking at places. We looked at 5 places and two were better then I had hoped for. She is very nice, professional and got exactly what I was looking for. Oh, and she doesn't charge the renters but takes a fee from the landlord.
