Charlotte has been one of the most difficult and unreasonable customers we have had to deal with in a long time. She contacted us by phone late the night before to book a inspection for early the following morning which we accommodated. When she phoned there was no mention of a requirement for laser floor level readings which we do not carry out and are outside of the scope of works for a pre purchase building inspection. Not long after the phone call she sent an email outlining some concerns and requirements she had for the inspection. In this after hours email at approx 9pm at night she did mention she wanted "floor level measurements' included in the report. This detail was missed by our office lady which we have since acknowledged happened and the inspection went ahead. At no point would we have intentionally gone ahead with Charlottes inspection if we had been aware that she expected lazered floor level measurements.

Considering the time of night and the circumstances around in which she made the booking ie late at night and last minute for the next morning , I can see how this misunderstanding occurred. The inspection was completed and sent to Charlotte. Charlotte got back to us soon after she received the report demanding a full refund because the floor level measurements were not done. We explained to her there was obviously a misunderstanding and that we do not carry out laser floor levelling and this is in our Letter of engagement she received and agreed to shortly after making the booking.
She then continued to demand a full refund and began coming up with all types of other accusations that there was no evidence of moisture levels because there was no photos and we did not check the plumping or electrical systems which is simply not true. Only high moisture readings are entered into the report which is clearly stated in bold on the report she received. If we were to enter a photo of every acceptable moisture reading in the property, you would end up dozens of pages of meaningless images which is completely non sensical. In regards to her claim that water and electrical systems were not checked we could not determine what she was expecting by this and clearly she does not understand the scope of a pre purchase building inspection. Power points and light switches are checked to see if they are working and a brief visual is done on the power/fuse box to see if anything is damaged or deteriorated. All taps are checked to see if they work and if any leaks are present. We are not electricians or plumbers.

We decided to offer her $400 of the $688.85 amount she paid for the report to compensate her for laser floor levelling that was not in the report. We explained to her that we have costs incurred carrying out the inspection and that it was not reasonable to expect a full refund for a small part of the report not containing what she wanted and the circumstances that surrounded the booking.

Charlotte then flat out refused our offer to compensate her and continued to demand a full refund and threatened negative reviews and legal action.

At this point we had already used up considerable resources and time dealing with Charlotte and just wanted her to go away, we offered her a full refund providing she agree by email that the matter is closed and she would not attempt to harm our excellent reputation which we pride ourselves in having.

Once again she refused and continued demanding a full refund.

Some people are unreasonable and just cannot be pleased, Charlotte is one of them.

It is also worth mentioning that Charlotte was outbid at the auction and missed out on the property that we conducted the inspection on. That same day, later in the afternoon was when she sent the demand for a full refund.
